Recent flood damage restoration project

A burst pipe over a bank holiday weekend flooded the office accommodation within a commercial unit on Wrexham Industrial Estate. Water escaped from the kitchen area and spread through the open-plan office while the building stood empty, reaching the suspended ceiling void and running down into the demountable partition walls.

We quoted for emergency extraction and drying on 3 June 2026 and opened up the ceiling to trace how far the water had travelled.

Readings at a partition beside a radiator were elevated well above floor level — a profile often reported as rising damp. It was nothing of the sort: the meter responds to conductive material, and the framework, ceiling grid, pipework and cabling were all within range.

Controlled drying and monitoring

Commercial drying equipment was installed and the affected area cordoned off.

Readings were taken through the drying period rather than the equipment being left to run unmonitored, so the decision to stop drying was based on the readings rather than the calendar.

Strip-out and sole-plate assessment

Sections that had not dried were removed under control. Electrical services were isolated by a qualified electrician and the heating drained before the radiators came off.

That exposed the timber sole plate at the base of the partitions — the one element that had sat in the wettest part of the construction, concealed where nobody could see it.

Reinstatement has deliberately not followed: the client is redesigning the office layout, and the one time a commercial floor plan is genuinely free to change is when the walls are already open. This case study covers the emergency drying, the controlled strip-out and the sole-plate assessment.

    How quickly should flood damage be repaired?

    The clean-up and drying should start as soon as the property is safe to enter. Water tracks under floor coverings and into the base of the walls within the first hour, and mould can begin in hidden voids within a few days. The repairs themselves are different — those should not start until the readings say the structure is dry, because starting them early is what causes the job to be done twice.

    It depends on how much water there was and how much of the structure it reached. A small clean-water flood can be a few weeks. A ground floor soaked in dirty surface water is usually two to three months including drying time. We give you dates as the job goes on, and the rebuild starts when the moisture readings allow, not when the calendar suggests.

    Only where the readings say it has to come off. Flood-soaked plasterboard rarely survives; solid plaster on a wall that can dry sometimes does. Where the water was contaminated — drains, sewage or river water — more has to come out regardless of the readings. We strip what has to go and keep what can genuinely be saved.

    Safety first: keep clear if you suspect a gas leak, isolate the electrics only if the consumer unit is safe to reach, and stay out of contact with the water.     It can. Prolonged saturation weakens timber floors and joists, corrodes hidden fixings and affects plaster well above the waterline. In most homes genuine structural damage is the exception rather than the rule, but that is exactly what the survey is there to rule in or out before anything is closed back up.
