We photograph the damage before and after securing and send a written attendance note – usually all an insurer needs to open the claim.

Emergency Boarding Up

Smashed or damaged windows and doors boarded the same visit. Boarding is cut to size on site and fixed using frame-safe methods for uPVC, timber, aluminium and commercial glazing systems, with temporary weatherproofing where the opening needs it.

Replacement Glazing Arranged

Boarding is always the first step. Once the property is secure we measure up and arrange the permanent replacement — glass, sealed units, doors or frames — so a home or shop is not left behind boards for longer than it has to be.

Boarding is the fast, secure fix and it is always the first step — we do not fit glass on an emergency call-out. Once the property is secure we measure up and arrange the permanent replacement, so you are dealing with one contractor from the night of the damage to the finished repair.

Case Study – Emergency Boarding Up After a Vehicle Hit a Commercial Building in Ellesmere Port

The manager of commercial premises in Ellesmere Port called Quirks Property Maintenance Ltd in the evening after a vehicle had hit the building. It had gone through the outside wall below a window and into a meeting room, leaving an opening onto the pavement that could not be left open overnight. We attended the same night.

What we found

The impact had taken out both leaves of the cavity wall over an area roughly a metre and a half across, directly beneath the window. Bricks and blockwork were on the pavement outside and across the carpet inside, the cavity insulation was hanging out of the opening, and the radiator under the window had been knocked off the wall. The cycle stand outside had been bent flat where the vehicle had come over the kerb.

With a hole that size at ground level the immediate problems are security and safety, in that order. A room full of furniture and equipment was open to the street, and brickwork above an impact cannot be assumed to be stable just because it is still standing.

Making it safe first

Before any boards went on, the brickwork and the lintel above the opening were checked for stability. Loose and cracked bricks at the edges of the hole were the concern — an impact loosens masonry well beyond the visible opening, and a board fixed into brickwork that is about to come away is no board at all.

The debris was then cleared from inside the room and from the pavement, so the floor was walkable, the room could be closed off, and the footway outside was clear for the morning.

Boarding up

The opening was boarded from the outside with OSB and plywood sheeting, cut to the opening and fixed back into sound brickwork clear of the damaged edges. Boarding from the outside rather than the inside keeps the fixings away from the plaster and finishes in the room, closes the cavity against weather, and presents a flat, secured face to the street.

The boards are a temporary measure. They make the building weathertight and secure until the wall is rebuilt, and they can be taken down cleanly when that work starts.

Outcome

The building was left secure and weathertight the same night, with the wall above the opening checked, the room and pavement cleared of debris, and the opening boarded from the outside ready for the wall to be rebuilt.

    What the rules say

    Building Regulations & the Permanent Repair

    Temporary boarding is not building work under the Building Regulations, so securing a property never waits on an application.

    The permanent repair can be different. Replacing a window or an external door is a controlled fitting: the new unit has to meet the current energy and safety requirements, and the installation is either registered through a competent-person scheme such as FENSA or CERTASS or notified to the local council’s Building Control team, who issue the completion certificate you will need when you sell. Where the damage has affected the structure — a lintel above the opening, a bay window frame carrying load, or brickwork around a forced door — a structural repair may also need Building Control involvement.
